Concrete tile lifted and stacked during a re-roof, the old underlayment stripped to the deck

Re-roofing

Tile Re-Roofing in Palmdale, CA

Your concrete tile can outlast what is under it. We lift it, fix the layers beneath, and put it back.

Re-roofing, sometimes called a lift and relay, keeps the tile you already have. We take the tile off by hand, stack the good pieces on the roof, strip the old underlayment, repair the deck and lay new underlayment, then relay the same tile in straight courses.

Concrete tile is heavy and tough, and on many Antelope Valley homes it is still sound when the felt under it has dried out, cracked and started letting water through. Replacing that tile would mean paying for a new roof covering you don't need. Re-roofing fixes the part that failed.

Not every tile survives the lift. Some are already cracked, some break when they are pulled. We replace those with matching tile where it is still made, and we tell you before the job how much we expect to swap.

It is also the job for homes with solar panels on the tile: the panels have to come off and go back on for the roofing underneath to be done. We do the roofing; the panel removal and reinstall is solar work. Read our guide to re-roofing around solar panels.

Know the signs

Signs the Tile Is Fine but the Roof Is Not

  1. Leaks with no broken tile

Water inside while the tile looks perfect from the street usually means the underlayment beneath has failed.

  2. Brittle, dark felt at the edges

Lift a tile at the eave. If the paper beneath crumbles or has holes, the whole roof is in the same shape.

  3. Stains that grow after each rain

Ceiling stains that spread a little more every storm mean water is getting past the tile and soaking the deck.

  4. Slipped tile in rows

Tile sliding out of line along a course can mean the battens or fasteners underneath have let go.

  5. Selling the house

An inspection report that flags the underlayment is common in escrow. A re-roof answers it without a new roof covering.

  6. Panels coming off anyway

If solar panels need to come off for another reason, that is the cheapest moment to redo the roofing under them.

How we do it

A Lift and Relay, Step by Step

  1. Tile stacked on a stripped roof deck during a lift and relay01

    Lift and stack

Tile comes off by hand and is stacked on the roof so it goes back on the same slope.

  2. New OSB decking on a roof02

    Strip and repair

The old underlayment comes off. Every soft board is cut out and replaced.

  3. New underlayment and battens ready for tile03

    New underlayment

New underlayment over the whole deck, new metal at the walls, chimneys and valleys, new battens where they are needed.

  4. Concrete tile relaid around an existing solar array04

    Tile back on

The sound tile is relaid in straight courses, broken pieces replaced, ridges and edges finished.

The deck on a Superior Roof Service job

The deck

Plywood or OSB nailed to the rafters. Soft or broken boards are replaced once the old roof is off, before anything else goes down.

The underlayment on a Superior Roof Service job

The underlayment

The waterproof sheet. Tile lets wind-driven rain through; this layer carries it to the eave. On an old tile roof, it is usually what has failed.

The flashing on a Superior Roof Service job

The flashing

Metal at walls, chimneys, pipes and valleys, where the roof stops being one flat plane. Most leaks start at a joint like this.

The battens on a Superior Roof Service job

The battens

Strips across the slope that the tile hangs on, so each course sits straight and water can drain under it.

The tile on a Superior Roof Service job

The tile

Concrete or clay, laid course by course. It takes the sun and most of the rain, and protects the layers under it.

Local rules

Re-Roofing Is Permitted Work

Relaying tile means new underlayment, and in Palmdale a reroof is permitted work with a sheathing inspection and a final. Where solar panels come off and go back on, Los Angeles County has its own reroof rules for roofs with solar energy systems. Whoever handles the panels needs to be lined up before the tile comes off.

Questions

Re-Roofing Questions

What is the difference between re-roofing and a roof replacement?

A re-roof keeps your existing tile and replaces everything under it. A replacement puts on a new roof covering too. If your tile is sound, re-roofing is usually the better value.

Will some of my tile break?

Some always does. We replace broken pieces with matching tile where it is still available, and we tell you on the estimate what we expect.

Can you re-roof under my solar panels?

Yes. We have relaid tile around existing panels. The panels themselves are removed and reinstalled by solar or electrical contractors; we do the roofing between those two steps.

Do I need to be home?

Not the whole time. We need access at the start and the walk-through at the end, and someone reachable by phone while we work.
