City of Lancaster, Los Angeles County

Roofing in Lancaster, CA

Reroofs, roof repairs and inspections for Lancaster homes, from a licensed roofer up the 14 in Palmdale. Free estimates.

Lancaster changed how reroof permits work in 2025. Since September 1 of that year, a new residential reroof permit is submitted through Symbium, the city's expedited system, instead of the general permit portal. A simple reroof can be issued automatically; if yours does not qualify, the city tells you to email its Building and Safety permit staff.

Not every roof job in Lancaster needs a permit. The city's own list of exempt work includes minor roof repairs that cover no more than 10 percent of the roof or 100 square feet, whichever is less, in a 12-month period. On an average house that is a handful of tiles, a cracked vent flashing or a short run of shingles torn off by wind. Past that limit, the exemption no longer applies.

Lancaster is also clear about who can pull that permit: an owner who lives in the house, or a properly licensed contractor or their authorized agent. A contractor needs a City of Lancaster business license and, if applicable, a workers' compensation certificate on file. That makes a good first question for any roofer who knocks on your door after a windstorm.

Once a permit is open, inspections are requested online in Accela. The city emails a daily inspection list with rough times, and you can text the inspector assigned to your job. If you are weighing a repair against a full reroof, we can come out, get on the roof and tell you which side of the line the work falls on.

Questions

Roofing Questions from Lancaster

Do I need a permit to fix a few tiles in Lancaster?

Usually not. Lancaster exempts minor roof repairs up to 10 percent of the roof or 100 square feet, whichever is less, in a 12-month period.

How long does a Lancaster reroof permit last?

The city says a permit expires if the work has not started within 360 days, and every inspection adds 180 days. A reroof that starts on time and gets inspected will not run into that.

Which energy code applies to a Lancaster reroof now?

The city's permits page says Lancaster adopts the 2025 California Building Code from January 1, 2026. Separately, under the state's 2025 Energy Code, replacing more than half of a roof brings in the cool roof rules for your climate zone.
