Reroof Permits in Lancaster: Symbium and the Repair Exemption

When a Lancaster roof repair needs no permit, and where a reroof is filed.

Short answerSince September 1, 2025, a new residential reroof permit in Lancaster is filed through Symbium, the city's expedited permit system. Minor repairs up to 10 percent of the roof or 100 square feet, whichever is less, in 12 months need no permit. Here is where the line sits and what happens once a permit is open.

Where do you apply for a Lancaster reroof permit?

Through Symbium. From September 1, 2025, all new residential reroof permits are submitted there, and a reroof that qualifies can be issued automatically.

If an application does not qualify for an auto-issued permit, the city asks you to contact its Building and Safety staff at permits@cityoflancasterca.gov. The permit technicians' line is (661) 723-6144. Other permits still go through the city's Accela portal.

Which roof repairs need no permit in Lancaster?

Minor roof repairs that cover no more than 10 percent of the roof or 100 square feet, whichever is less, within a 12-month period.

On a typical house that covers replacing a few broken tiles, resealing a pipe flashing or replacing a short run of shingles torn off by wind. The limit is per 12 months, so a series of small repairs on the same roof adds up.
