Roofing in Tehachapi, CA

Reroofs, repairs and reroofing under solar in Tehachapi, where the mountain rules differ from the valley. Licensed roofer, free estimates.

Tehachapi is the one place we serve that is up in the mountains, on the 58 west of Mojave, and its roofs play by slightly different rules. The City of Tehachapi has its own Building Department, generally adopts the California codes with Kern County's changes, and has a one-page sheet just for reroof permits.

The rule that catches people is weight. If you are going from wood shingle, shake or composition to something heavier, like lightweight concrete tile, Tehachapi wants a roof framing plan before it issues the reroof permit. The exception is a material that adds no more than 3 pounds per square foot. So a shingle-to-tile upgrade here is a framing question first and a roofing question second.

Solar changes the paperwork too. A reroof under an existing roof-mounted solar array needs two permits, one for the reroof and one to reinstall the solar. And at the end of any reroof, the city's Vent Calcs for Reroofing form is filled in and handed to the inspector, so attic ventilation gets worked out on paper, not guessed.

Tehachapi also differs on energy. On the Energy Commission's ZIP list, 93561 is climate zone 16, and the 2025 steep-slope cool roof minimum names zones 4 and 8 through 15. That gives you more freedom on tile and shingle colour here than in Palmdale. Shingle recovers are capped at two layers total, and the city's fire map page says only areas marked Very High get added rules.

Questions

Roofing Questions from Tehachapi

Can I switch from shingles to concrete tile in Tehachapi?

Yes, but the city wants a roof framing plan for the heavier roof unless the new material adds no more than 3 pounds per square foot. Ask what your chosen tile weighs per square foot before you plan on it.

Do I need two permits to reroof under my solar?

In Tehachapi, yes: one for the reroof and one for reinstalling the solar. We handle the roofing; the panels and their permit are a job for a solar company or an electrician.

Does the cool roof rule apply in Tehachapi?

ZIP 93561 is zone 16 on the Energy Commission's list, and the 2025 steep-slope cool roof minimum covers zones 4 and 8 through 15. Confirm it for your address with the city.
