Roof inspection

Roof Inspection in Palmdale, CA

Buying, selling or just wondering. We get on the roof, lift tile where it counts, and tell you what it needs and what it doesn't.

A roof inspection is a roofer's look at the whole system: the covering, the flashing, everything that comes through the roof, the underlayment where we can see it, and the attic from inside. You get photos and a plain answer.

A general home inspector usually looks at the roof from a ladder or a drone and writes "recommend evaluation by a licensed roofer". That is us. On a tile roof, we walk it, lift tiles at the eaves, the valleys and around penetrations, and look at the underlayment underneath, because that is where tile roofs fail.

Inspections are common in escrow, after a windstorm, before you buy solar panels, and when a roof just looks tired. Each one ends the same way: what is fine, what needs fixing now, and what can wait, with the photos to back it up.

If a repair is needed, we quote it. If not, we tell you that too.

Know the signs

Good Times to Book an Inspection

  1. Buying a home

Before you close, know whether the roof needs work, and use it in the negotiation.

  2. Selling a home

Find the problems before the buyer's inspector does, and fix them on your terms.

  3. After a big wind

Wind damage is not always visible from the ground. Lifted tile lets water in at the next rain.

  4. Before going solar

Panels sit on your roof for many years. Fix what is under them first, not after.

  5. A roof you know nothing about

New to the house and no records? An inspection gives you a starting point.

  6. Before the rains

A check before winter costs less than drying out a ceiling after it.

Inside a tile roof

Five Layers, and Which One Keeps You Dry

Tap a layer to see it on one of our own jobs.

Exploded section of a concrete tile roof: deck, underlayment, flashing, battens and tile0102030405
The deck on a Superior Roof Service job

The deck

Plywood or OSB nailed to the rafters. Soft or broken boards are replaced once the old roof is off, before anything else goes down.

The underlayment on a Superior Roof Service job

The underlayment

The waterproof sheet. Tile lets wind-driven rain through; this layer carries it to the eave. On an old tile roof, it is usually what has failed.

The flashing on a Superior Roof Service job

The flashing

Metal at walls, chimneys, pipes and valleys, where the roof stops being one flat plane. Most leaks start at a joint like this.

The battens on a Superior Roof Service job

The battens

Strips across the slope that the tile hangs on, so each course sits straight and water can drain under it.

The tile on a Superior Roof Service job

The tile

Concrete or clay, laid course by course. It takes the sun and most of the rain, and protects the layers under it.

Local rules

Inspections, Escrow and Solar

An inspection for a sale or for solar often turns up underlayment work under the tile. If panels have to come off for that, Los Angeles County has specific reroof rules for roofs with solar energy systems. We explain what your roof needs and what the rules mean for it.

Questions

Roof Inspection Questions

How long does a roof inspection take?

It depends on the size and pitch of the roof and whether we also go into the attic. We give you a time window when you book.

Do you walk on tile roofs?

Yes, carefully. We step where tile is supported and lift it only to check the layers underneath, then reset it.

Can you inspect for a home sale?

Yes. We inspect for buyers and sellers and give you photos and a written summary. Read what a roof inspection covers in escrow.

Is the estimate free?

Yes. If the inspection finds work, the estimate for it is free.
