Skylight Leak Repair in Palmdale, CA

Drips around a skylight almost never mean the glass. They mean the flashing, the curb or the roof around it.

We find out where a skylight is actually leaking before we fix anything. Sometimes it is condensation, not a leak at all. Usually it is the flashing or the roof around the curb.

There are four places a skylight lets water in: the flashing where it meets the roof, the curb it sits on, the seal between the frame and the glazing, and the glazing itself. Each needs a different repair, and caulking the outside of the frame fixes none of them for long.

On a tile roof, we lift the tile around the skylight, look at the underlayment and the flashing beneath, and rebuild what failed. On a shingle roof, we pull the shingles back to the step flashing. If the unit itself is cracked, fogged or past saving, we tell you and quote a replacement.

Drips on a cold morning with no rain are usually condensation. That is an attic ventilation or humidity problem, and we tell you so rather than selling a repair you don't need.

Know the signs

Signs of a Skylight Problem

  1. Stains around the opening

Brown rings on the ceiling around the skylight well.

  2. Drips only in heavy rain

Usually flashing or the roof above the skylight letting water run in behind.

  3. Drips on cold mornings

Often condensation forming on the glass, not rain getting in.

  4. Fog between panes

The seal on a double-pane unit has failed.

  5. Cracked or crazed dome

Sun-damaged plastic domes crack and let water straight through.

  6. Peeling paint in the well

Moisture is getting into the shaft, from a leak or from condensation.

Questions

Skylight Repair Questions

Can a leaking skylight be repaired, or does it need replacing?

Most can be repaired at the flashing. If the unit is cracked, fogged or very old, replacing it with new flashing is the better fix.

Why does my skylight drip when it is not raining?

That is usually condensation: warm, moist air from inside meeting cold glass. Better attic and bathroom ventilation helps more than any roof repair.

Can I just caulk it?

Caulk buys a season at best. The water usually comes in under the roof covering, where caulk cannot reach. Read why skylights leak.
