An attic inspection is a roof inspection from inside. We look at the roof deck from underneath, the rafters, the vents and the insulation, for signs of water, heat damage and poor airflow.
From the attic you can see things the roof surface hides: dark rings on the decking where water has been getting through, nails that have rusted from condensation, daylight at a vent or a joint, and insulation that has been crushed or soaked.
Ventilation matters in the high desert. An attic that cannot breathe gets very hot in summer, which cooks the underside of the roof, and traps moisture in winter. We check that air can come in low at the eaves and get out high at the ridge or roof vents.
We pair the attic check with a look at the roof itself when you want the full picture. Either way, you hear what we found.
Know the signs
Reasons to Look in the Attic
A hot upstairs
Rooms under the roof that never cool down can point to an attic with no airflow.
A musty smell
Damp attic air smells. It means moisture is getting in or not getting out.
Ceiling stains
The attic shows exactly where the water traveled before it reached the ceiling.
Fans venting into the attic
Bathroom fans that dump into the attic instead of outside soak the roof boards.
Buying a home
The attic is where a roof's history is written. Read it before you close.
Planning solar or a reroof
Know the deck is sound before you put panels or new tile on it.
Questions
Attic Inspection Questions
Do I need an attic inspection and a roof inspection?
They answer different questions. The roof shows the covering; the attic shows whether water and heat are getting through. Together they give the full picture.
Do you need to get into my attic?
Yes, through the attic hatch, usually in a closet or the garage. Please clear a path to it.
Can poor attic ventilation hurt my roof?
Yes. Trapped heat and moisture age the deck and the underlayment from underneath. We check the intake and exhaust vents and tell you if the attic needs more airflow.
