Short answerNobody can tell you from a web page whether your roof needs a repair or a new one. What a page can do is tell you what usually points one way or the other. Answer the questions below for a starting point, then get someone on the roof.
When is a roof repair enough?
When the damage is in one place, the deck under it is sound, and the rest of the roof still has life left: a few broken tiles, a lifted flashing, a strip of shingles torn by wind.
A good repair on a sound roof can buy years. A repair on a worn-out roof buys time until the next leak somewhere else.
When does a roof need replacing?
When the leaks are in more than one place, the underlayment is brittle across the roof, the deck is soft in spots, or a shingle roof is losing granules and curling everywhere.
On tile, replacing the underlayment and reusing the tile is often the middle option. See why tile roofs leak.
Why doesn't this page give prices?
Because the honest price depends on the roof size, the covering, how much deck is bad and the permit, and none of that is visible from here.
The estimate is free, and we give it after we have been on the roof.
